The House: Installing A New Metal Roof

This was taken just as the roofers got started so it is officially “Before”

We had a little bit of cash flow lately so we decided to do a few things we have been putting off since we bought our house in 2011. The old shingle roof was over twenty years old, and looking a bit ragged. There were not any indications of leaks YET. So, after several discussions with the roofing team, and canvassing my friends and family on Facebook, we decided to go with a metal roof.

That is all the metal they used on the roof. It is very thin, but will not dent due to the foam board being installed under it.

The advantages of the metal roof is that it is warranted for 40 years (I don’t expect to be living here when I am 105, but nice to know.); it could be installed over the top of our shingle roof (because it was only one layer of shingles); and that it really does look better.

Adding a framework of those 1″X4″ wood strips allowed for foam board sheets to be laid down first. This adds another layer of insulation to the house at the top, and filters out the sound as well. The first time we had a downpour of rain after this roof was installed, we did not even know that it was raining. It was THAT quiet.

The picture below is one I took from the road. The roofing project is finished except for staining some trim, which we already have the materials for.

Total cost for this metal roof was a bit more than having a shingle roof put on, but it looks a lot better and insulates the roof as well. The metal for the roof was $2245; $683 for lumber, foam board and other materials; and $1800 labor. Total price for a cool new metal roof: $4728. 

What do you think of it? Like it? No? I love it.

    I definitely love it! It looks beautiful and will probably help a lot on the utility bills, too. I think you’ll be so glad you had it done and it will worth every penny spent.

      If someone was willing and able to do it themselves, they could really save on the labor, too. We are in our 60’s now and both disabled so we were not able to do it. I really do love the new look of the house.
