For those who are looking to sell a home, a roof inspection report is a necessity depending on the state and laws they enforce. In other states, it is not required but it is beneficial to have one on file for a number of reason. One of the reasons would be that the new home owner would have peace of mind, knowing that the roof has been inspected and properly maintained. Another reason to get a roof inspection is that a roof inspection is beneficial because a roof that is properly certified is going to increase the value of the home and makes it easier to sell. For the buyer, it is important to know if there are any problems with the roof that are going to be an issue in the near term. So what should be inclued in a roof inspection report for a single family home? In a typical roof inspection report, there will be information about the home itself, including the type of property, square footage and the age of the home. This is usually included on the cover page, along with information about the date and the time of the inspection. The inspector information should also be included to give more credibility to the report. To learn more about roof inspections reports visit The Roof Doctor. Most roof inspection reports are going to include a history of the roof, including any recent damage that may have required some repair. If there were leaks that were noted during that time, it will also be included in the report. The current condition of the roof will be stated in a separate section of the report. In many cases, the contractor who did any work on the roof on prior occasions is going to be interviewed and any active issues with the roof are going to be listed at this point. Finally, you will have information about the workmanship of the roof. This will include the materials that were used and information about the installation of those materials. Ordering a roof inspections report is beneficial to not only the buyer of the house but also the seller. Knowing this information before buying a home could save you thousands of dollars, so make sure that you request a roof inspection report before you purchase a home.
